Venice is one of those neighborhoods where a few blocks can change the feel of a property completely. It’s eclectic, creative, walkable and full of architectural character — but managing here also comes with some very practical realities.

Owners and residents may deal with parking concerns, street homelessness and the day-to-day realities of a busy urban beach community. Lincoln Boulevard can be brutal at peak times, while a seemingly short trip through the residential streets can involve an impressive number of stop signs.

Even nearby Ocean Park can feel different when easy access to the 10 matters. These sound like small details, but they’re the kind of things you learn by actually spending time working on the Westside.

Keybox’s broker, Melanie, is a surfskater herself and has a particular affection for Venice and its surf-and-skate culture. It’s also where she adopted her dog. Our Venice experience includes condominiums, single-family homes, duplexes and a small four-unit loft association.

That variety matters. A duplex doesn't operate like a condo, and a single-family rental has different needs from a small HOA. Venice properties can also turn seemingly simple projects into something more involved.

We prefer to know the actual property rather than treat every rental as another door in a portfolio.

LEASING IN VENICE

Even desirable rentals have seasons.

November and December can be slower leasing months in Venice. At one property, we stayed on top of the listing through the seasonal slowdown rather than assuming the neighborhood would do all the work.

We ultimately placed a couple who stayed for years and moved out only after purchasing a home of their own.

Good leasing isn't always about speed. Sometimes it's about patience, market feedback and finding the right long-term fit.

MAINTENANCE IN THE REAL WORLD

“Add a washer and dryer.” Easy, right?

At one Venice property, adding laundry wasn't simply a matter of ordering appliances.

We coordinated with a contractor and worked through the permitting required for an exterior laundry enclosure.

The request may sound simple. Getting from the idea to a workable solution is often the real management job.

SMALL HOA MANAGEMENT

The real test? A new board president.

Keybox was brought in to manage a four-unit Venice loft HOA. After the owner who hired us sold, another owner became board president with his own professional background and preferred vendors.

Rather than changing management, we built our own working relationship and continued managing the association collaboratively.

A strong management relationship shouldn't depend on the person who originally hired us.

YOU HAVE OPTIONS

Do you actually need a property manager?

Not necessarily. Some Venice owners are comfortable managing a good tenant themselves but don't want to handle pricing, marketing, showings, screening and the lease every time the property becomes vacant.

Keybox offers leasing and tenant placement as a standalone service, or full-service management for owners who would rather not make tenant calls and maintenance issues another job.
